NOTES:

  1. Timber
    Timber is a natural material containing grain/vein and tonal differences. It is not possible to achieve total consistency of color and grain in its selection and installation. Timber strips are subjected to thermal expansion and contraction beyong control of builder and vendor.
  2. Tiles
    Selected tile sizes and tile surface flatness cannot be perfect and are subject to acceptable range.
  3. Internet access
    The purchaser will have to make direct arrangement with the service provider and to make all necessary payments to the service provider.
  4. Glass
    Glass is subjected to break/shatter due to accidental knocks or other causes. Glass is a manufactured product and the purchaser is to note that it may not be 100% free from impurities.
  5. Kitchen cabinets, vanity counters, electrical points, door swing positions and plaster ceiling boards layout/location are subject to Architect's discretion and final design.
  6. Position/provision of power points, switches, TV outlet and other items stated in the Electrical Schedule as may be displayed in the show apartment are indicative and for illustration purposes only and shall subject to Consultant's final design.
  7. Air-conditioning system
    Purchaser must ensure that maintenance on regular basis must be carried out to ensure good working condition of the air-conditioning. These includes cleaning of filters, clearing of condensate pipes and charging of gas
  8. WallNo tiles will be installed behind/below kitchen cabinets.
  9. False ceiling
    This space provision allows for optimal function and installation of M&E services. Access panel are located for ease of maintenance access to concealed M&E equipment for regular cleaning purposes.
  10. Warranties
    Where warranties are given by the manufacturers and/or contractors and/or suppliers of any of the equipment and/or appliances installed at the unit, the vendor shall assign to the purchaser such warranties at the time when possession of the unit is delivered to the purchaser.
  11. Disclaimer
    While every reasonable care has been taken in preparing this brochure, specifications, constructing of scale model and sales gallery, the Developer and its sales agent do not warranty the accuracy of any of the materials and the actual unit when built.

    The Sales & Purchase Agreement shall form the entire agreement between the Developer and the Purchaser and shall supersede all statements, representations or promises made prior to the signing of the Sale & Purchase Agreement.

    All information, specifications, layout plan, building plans, location of facilities, finishes, appliances selection and visuals are subject to any changes as may be required/due to discontinued material and appliances and/or approved by the Architect, Developer and/or by relevant authorities and may be changed without any notice.
